From the onset of the project in 2010 until the charities were no longer permitted at the site, the following improvements were made:
- Heritage research and evaluation for the building
- Business planning and market research
- Gathering partners, public presentations, and leveraging funds to secure the building’s envelop and structural integrity
- Rezoning of the building
- Preliminary Engineering reports/assessments
- Gutting the interior: removing the entire second floor, sorting and salvaging all heritage wood/hemlock
- Restoring and sealing the roof to prevent further spalling
- Leveling the grounds and removing majority of waters/drainage areas directed to the footings
- Planting cedar barriers
- Proper sealing and venting of the building
- levelling the ground and directing water away from the footings
- Cleaning and preparing the interior for restoration
- Concrete was provided to the owner to fill holes in and level the floor (not related to the work done subsequently on the columns or beams).
